Summary/Objective

The CMMS (Computerized Maintenance Management System)/ Maintenance Administrator will be required to maintain the daily paperwork required to maintain accurate records and critical spare parts. The Administrator will be responsible for maintaining all maintenance metrics and supplying the lead technicians with reports for monthly operations within the maintenance department as well as setup outside services and capture all cost associated with service calls. The Administrator will research parts and supplies for machine repairs and special projects that maintenance is responsible for.

Essential Functions

·         Enter daily work order- repair hours, parts allocated, current machine hours, copy pertinent info from work orders to asset notes and other related tasks.

·         Manage inventory- remove allocated parts from current inventory, confirm inventory is correct, reorder critical spares as inventory is used, enter new parts into CMMS to capture cost and purchasing information.

·         Update CMMS with actual hours required to complete PM task.

·         Create reports for labor hours, machine cost, inventory value, outside service cost, DM and PM work orders.

·         Enter outside service into CMMS to capture repair cost.

·         Maintain MDI metrics- Open work orders, open PM requirements listed from oldest to newest, % of recordable hours verses actual hours available.

·         Contact vendors- Request for service, supply purchase orders for service as needed, Parts quotes, lead times and tracking info on critical parts, update technicians with parts request delivery dates.

·         Maintain wastewater- update discharge records, cost per batch, facilitate sample to city as needed, maintain chemicals levels needed to treat.

·         Update IPad files as requested by maintenance leads.

·         Schedule outside service PM requirements for lift trucks, HVAC, sprinklers, fire extinguisher, fire suppression,

·         Apply Lean Manufacturing/Continuous Improvement methods and tools to make work process improvements.

·         Observe and apply department and company Safety policies and procedures.

Entry Level Qualifications

·         High school diploma or GED

Entry Level Experience

·         Strong computer skills

·         Strong basic math skills

·         Excellent communication skills, both verbal and written

·         Experience with a CMMS system, preferred
